A Fortune 500 telecommunications company seeks a Real Estate Specialist in Houston, Texas, Canonsburg, PA or Charlotte, NC. The position is hybrid:  Monday through Thursday onsite and Friday is an optional WFH day. This is a temporary assignment expected to last at least six months, possibly longer. The hourly rate is $30-$40, depending upon experience.

Primary Duties:



The Retail Estate Specialist  will play a key role in facilitating the seamless handling of order related real estate transactions. You will be required to interpret, manage, negotiate, process and close essential Real Estate deliverables with a focus on an efficient and predictable experience for our partners and customers. The Real Estate Specialist will focus on ensuring accuracy and completeness of critical data related to the company's assets by reviewing and interpreting real estate documents. Operating within a designated geographical area, you will collaborate closely with colleagues and cross-functional business partners to promptly address any real estate issues, while adhering to company policies and minimizing the potential for any litigation exposure. Additional duties include the following: 




  • Review and process order-related tasks within cycle time and forecast guidelines. Negotiate and obtain required consents, LOAs and additional land if needed as quickly as possible and within forecasted completion guidelines. Remove restrictions that could impact the customer’s timely installation or prevent marketing of the tower.




  • Review and interpret various real estate documents to certify accuracy and completeness of critical site and lease information in applicable company databases, including CCI Sites/Readiness/BPM/LRM/Microsoft SharePoint.




  • Drive large volume projects with varying levels of urgency and complexity while providing timely updates, accurate forecast dates and detailed, action-oriented notes to stakeholders and customers; escalate matters, when needed, to ensure timely completion of all projects and tasks.




  • Demonstrate a strong sense of ownership and drive, as well as the ability to work well with diverse teams.




  • Direct and resolve all activity necessary to mitigate risk and ensure contractual and operational commitments are fulfilled.




  • Communicate and work with Property Owners to resolve ground-lease related issues, while fostering and improving landlord relationships and upholding our responsibilities to the lease agreement




  • Understand financial information from projects impacting financials, ground leases and customer license agreements.




  • Engage and work with legal to ensure all alleged landlord default claims are resolved within cure period and documents are properly processed. Work with functional groups and local attorneys, as needed, to research and proactively resolve property and site matters.




  • Ensure that all appropriate real estate due diligence and transaction documentation is properly reviewed, executed, and integrated as appropriate.




  • Oversee outside vendor partners, including attorneys, environmental engineers, title companies and surveyors to ensure transactions close on time, on budget, and in compliance with appropriate quality control/risk expectations.

  • Bachelor’s degree  in urban planning, or equivalent experience preferred




  • Three to five years of real estate experience




  • Wireless industry experience preferred but not required




  • Zoning and permitting experience preferred but not required




  • Ability to comprehend and interpret contracts and agreements




  • Ability to read and translate land surveys, construction drawings, legal descriptions, & other legal documents




  • Excellent communication and organization skills




  • Excellent time management skills, including the ability to effectively prioritize tasks and work independently




  • Ability to problem solve and provide solution alternatives




  • Customer based expertise



  • Ability to teach and train peers on processes

  • Telecom, Leasing Operations/Interpretation/Negotiations/Abstracting skills required
